No. 399 Renmin Road, Huangpu District has been the location of Fudu Commercial Building for less than a decade. Now the building has a new name: the Bund NEO.
黃浦區(qū)人民路399號,在之前不到10年的時間里是福都商廈的所在地,而現(xiàn)在這座建筑有了一個新名字:外灘NEO。

Renmin Road fa?ade | 人民路立面
Fudu Commercial Building was built in 2009 with the north gate facing Renmin Road and opposite to Shanghai Tan Mall while Fumin Street and Anping Street lies on the west and south respectively. There are at least 3 or 4 commercial buildings which are Yueyuan Commercial Building, Fuyou Commercial Building, Fumin Mall and Fumin small commodity wholesales markets across the street. From here you can look out over the city park to the east, while two blocks south is the Yu Garden.
福都商廈建成于2009年,北面大門朝著人民路,對面是上海灘商廈;西、南兩邊分別是福民街和安平街,隔著街至少還有三四座商廈:悅園商廈、福佑商廈、福民商廈,以及福民街小商品批發(fā)市場等等。在這里可以望見東面的古城公園,而往南走過兩條街就是豫園。

From the business patterns of the surrounding places, a glimpse of the old Fudu Commercial Building could been discovered that it was originally a small commodity market just as others, it played a part in the Yu Garden Commercial Circle where Shanghainese could go and buy small stuff whenever mentioned in old times.
從周邊場所的經(jīng)營業(yè)態(tài),可以窺見一些老福都商廈的面貌。它原是一座小商品市場,和周圍所有的市場一樣,擔當著“豫園商業(yè)街”的一份子。“豫園、城隍廟”曾經(jīng)是老上海人只要說起“日用小商品”就直截了當想到可以去購買的地方。

Walking from the Bund to the Yu Garden, passing the new office building area, crossing Renmin Road, you will then arrive at the old Fudu Commercial Building. Renmin Road is a special road that from historical sight, the city wall of Shanghai was first built in the Ming Dynasty. In 1912 Shanghai County began to demolish the old city and fill in the city trenches which later became Renmin Road and Zhonghua Road. The two roads enclose the old city and with the No. 11 Tram running around the city, all the stops are named like Old North Gate, Little North Gate, Grand South Gate and Old West Gate, recalling the past memories.
如果由外灘去豫園,經(jīng)過外灘新建的寫字樓區(qū)域就差不多來到老福都商廈的位置,當中隔著人民路。人民路是一條算得上特殊的馬路。從歷史上看,上海城墻始于明朝,1912年上海縣城開始拆城填壕筑路,而拆除的城壕就是后來人民路和中華路的位置。這兩條馬路將老城廂圍起來,加上環(huán)城電車11路在上面“鐺鐺”地駛過,所有的站點名稱都是像老北門、小北門、大南門、老西門這樣的,更添了一番風味。

All these suggest that No. 399 Renmin Road is a very special venue for its closeness to both the Bund and the Yu Garden where happen to be merged with the newly built commercial office complexes. Meanwhile, the Yu Garden represents the Chinese traditional and classical gardens which has 400-year history.
以上所有都說明了一件事,人民路399號是一個很特別的位置,它離外灘和豫園都是那么近——恰巧這里開始有了一系列新建的商業(yè)辦公建筑群,而豫園則一如既往地代表著有400年歷史的江南古典園林。
When the renovation project of Fudu Commercial Building was brought up to the agenda, it was uncertain whether it should be more of a radical strategy or more conservative. The result as seen now turned out that it seems to be a natural process that makes it more in line with a ‘conservative’ strategy.
當福都商廈改造這一城市更新項目被提上日程的時候,究竟該讓它更激進還是更保守,并不確定。而現(xiàn)在的結(jié)果,似乎是由自然而然的過程推動,使它更符合了一種“保守”的策略。

Anping Street perspective | 安平街透視
Maybe it’s not easy to fully understand the real changes about what the building experienced merely from the literal meaning of ‘conservative’.
也許單從“保守”這個詞的字面意思無法理解這座建筑真正經(jīng)歷的改變。
Based on the original appearance of the building, after removing all the decorations and added structures from the surface, the elements that need to be presented and reserved; the connections with the outside world including the identification with the old buildings around and the historical location as well as what it brings to the city leads to the final result . Whether the facade material, the color, the shape of the eaves, or the retreat position shows the active integration with the environment and the city.
基于建筑最初的樣子——在把表面所有的裝飾和搭建去除之后——將它所需要呈現(xiàn)、保留的;與外界進行連接的,包括對周圍老建筑以及身處老城廂歷史文化風貌區(qū)地理位置的認同;為這座城市帶來的,等等元素加以整理,最終得出結(jié)果。無論是墻面材料、顏色變化,抑或屋檐形狀、退臺的位置,都主動尋求了同環(huán)境、城市的融合。

It is a process of subtraction to design the new look with less work than the original Fudu Commercial Building. Do not think it is a ‘retro’ work. By observing it, you will understand how modern harmonizes with the old atmosphere. Standing in front of it, it delivers the oncoming aura of the building as a whole rather than fragmented and split single functions before.
用比“福都商廈”做得更少的手法,設(shè)計出它新的樣子,這是一個做減法的過程。千萬不要誤以為它是一個“復古”的作品,見到它,就會讓人理解現(xiàn)代感是如何同古老氛圍和諧共處的。站在它面前,人們不會看見零散、割裂的單一功能模塊,而是感受到建筑作為整體所傳遞出的氣場。

From the overall integrity of the building, the canopy on the ground floor maximizes its public feature. It not only serves the function of a canopy, but also provides a place for public activities and expresses a friendly attitude to the remaining small commodity markets around it - although they are no longer as vibrant as they used to be, they still carry a part of the city's vitality, and at the same time testify to its history as Fudu Commercial Building.
在建筑的整體性之下,底層的雨棚最大限度發(fā)揮出它的公共性。這里不僅具備了雨棚應有的功能,還為人們的活動提供了場所,向周圍存留的小商品市場表達友好的態(tài)度——雖然它們不再如以往那樣生機勃勃,但依然承載著城市活力的一部分,同時印證了作為“福都商廈”的歷史。

The canopy reaches 4 meters at its widest, even exceeding its height of 3.4 meters. It arises from the building, making the entire bottom into a unity that fulfill vivid life scenes. Various stores, entrances to the building and the hotel are underneath the canopy, creating a space that flows between indoors and outdoors in the changing of light.
雨棚在最寬闊處達到4米,甚至超過了它距離地面3.4米的高度。它從建筑體生發(fā)出來,將整個底部歸為一個統(tǒng)一體,生活的豐富內(nèi)容被納入其中。在它之下可以看到形態(tài)各異的店面、樓棟和酒店的入口,在光線的作用下形成介于室內(nèi)和室外之間流動的空間。

From outside of a building, the interior space and its functions are implicit while its public features are extended from the outside to the inside.
對于這樣的建筑外部來說,內(nèi)部空間和功能是隱性的,同時公共性由外延伸入內(nèi)。

A T-shaped public area is placed in, topped by a hanging arrangement of equidistant 40 pieces of wall, which traverses the building in the north-south direction, feels like passing through the gates of the old city. The wall scale is large that allows its original function transcended and the space is used freely that all the functions open to the public are displayed and diversified activities are satisfied.
T字型的公共區(qū)域被放置進來,頂部以等距的40片墻體懸掛排列為呈現(xiàn)形式,在南北方向上穿越這座建筑,就像穿過了老城廂的城門。墻體的尺度之大使得它原本的功能被超越,空間獲得使用上的自由,所有被允許向公眾開放的內(nèi)容都有所體現(xiàn),公共活動的多樣性得到滿足。

In public area on the ground floor, there is hotel lobby and restaurant entrance, as well as an office lobby and the commercial lobby. Underneath these pieces of walls, all kinds of demands are given the common openness and a sense of coherence.
在一層的這個公共空間,既有酒店大堂、餐廳入口,又包括了辦公區(qū)和負一層商業(yè)區(qū)域的門廳,在由墻體構(gòu)成的頂部下面,所有不同的訴求被賦予共同的開放性,以及連貫感受。

In addition, there is a public space on each floor at the same place corresponding to the T-shaped area on the first floor. As to the office area on the second and third floors, it is designed as a core tube as that of the high-rise office building, while as to the hotel area on the fourth to sixth floors it is designed with scattered public corridors.
此外,每一樓層都有對應一層T型區(qū)域的位于相同位置的公共空間。而對于二、三層辦公區(qū)而言,這里被設(shè)計成與高層寫字樓相似的核心筒;四至六層的酒店客房區(qū),則布以分散狀的公共走廊。

Comfort is an important factor in the design of the whole building that energy efficiency, insulation, ventilation and other aspects are considered according to the standards of a modern renovation.
整座建筑中,舒適性被作為極重要的考量因素被放置進來,節(jié)能、保溫、通風等各方面都符合了一個現(xiàn)代化改造的標準。

Renmin Road is just likes a river of time, or a passage leads to the last century. Entering the Bund NEO from its Renmin Road entrance, while the passage overlaps with the T-shaped space where Renmin Road unfolds in layers, leading people to the other side of time and space.
人民路像一條時間的河流,或者是向上個世紀穿行的通道,推開朝向人民路的外灘NEO的大門,這條通道與T字型空間重合,人民路在此層層展開,引導人們通往時空的另一頭。

A pocket garden is at the same time designed. Based on the original greening features, Landscape construction approach is used to design the outdoor space. Using the sidewalk of Renmin Road as the entrance, taking the original one-meter height difference between the ground level of the building and the street containing the bus stop into consideration, integrating the whole outside elements and contribute them back to the city so that people could get the experience of rest, sightseeing, viewing and interaction in this lively space.
“城門”開啟的同時,一座城市口袋花園也搭建起來。圍繞原本的綠化特色,以景觀建造手法處理室外空間。從人民路的人行道為打開的入口,利用一層地面與包含公交站臺的街面之間存在的一米高差,將建筑的這部分室外空間貢獻給城市,完成集休憩、游覽、觀賞、互動等功能于一體的閉環(huán)體驗。

Both people waiting for buses and walking by can enter the garden easily that creates an interconnection between the different height levels in a dynamic line. The highest part of the garden can be used as a place for merchants’ events. The greenery serves as barrier but also connects to the street and the crowd. The side facing Fumin Street has seats for stay and feel the lively atmosphere of a small city street. While blending into the urban context, the building has its own environment.
無論是等車還是穿行游覽的人流,都可以自由進入花園,在動線中使不同高度層級間形成互通。花園的最高處可作為商戶舉辦活動的場所,既有綠化起到阻隔作用,又與街道、人群依然保持連接。面向福民街的一側(cè)設(shè)置了座椅,人們在此停留,感受市井小街道的熱鬧氣氛。在融入城市背景的同時,建筑也有了自己的小環(huán)境。

The Bund NEO combs the relationship from city to local, and the relationship between people and city in its own way. It fits in the city background and it is vividly alive between the streets.
